FAQ - Frequently Asked Questions
- There was a plan to build a New Mandapam in the place of Current one. What will happen in that case? It is possible that this investment in Toilets can go waste if a New Mandapam comes up ?
In fact Bangalore 500 Group was waiting for a Logical Conclusion on New Mandapam, before taking up this Initiative.
As per the current status, even if the site combining the existing Mandapam and newly acquired area behind is combined, the consolidated land parcel will not be sufficient to get an approval for constructing a New Mandapam.
Certain mandatory rues to be complied for New Mandapam construction like
- Set back of certain feet in front, back and sides
- Minimum area to be identified for Car Parking
- Safety Requirements for New buildings
- Additional space to be marked out for public use
makes it impossible to build a New Mandapam even with the Combined parcel of lands. Because after complying with the rules there will be hardly any usable space left in the scale required for buiding a Mandapam.Even if we go for maximum FAR (Floor Area Ratio) and Setback violations, the combined area available is not at all sufficient for constructing a New Mandapam
Further, combining existing Mandapam land with new land behind with a different title, can pose a serious threat to even the existing Mandapam from leagl aspects.
Hence the plan to build a New Mandapam at the same location has been completely dropped
- Is it worth investing in a Mandapam that looks old ?
- Why is the cost in the range of 8 lakhs? It is just renovation of toilets
- Typical house construction cost is average across all rooms including Halls/bedrroms, toilets etc.
- But Halls, bedrooms that form the major area where the cost incurred on wall tiles or fittings is almost Nil.
- In this case, every 50 sqft needs fittings worth few thousands and we also have wall tiles in all the areas
- Construction of additional Sceptic tank
- Demolition cost and Debris removal cost is also included in the total amount
- Are we collecting funds and giving so that construction happens in Mandapm?
- What about facing any difficulty in completion of work?
- Is there any minimum amount to contribute?
- When should the Contributions be made? Can it be made in instalments?
- How are we going to collect and manage the funds for the Initiative?
The Mandapam has been built with very strong walls and is certainly has several more years of useful life as confirmed by Engineers too. Further already there are many well wishers who had built or are coming forward to build Rooms in First Floor to make the Mandapam more comfortable
Total combined area for Gents and Ladies toilet itself comes to about 1000 sqft. Servants Toilets - new Construction - is about 200 sqft.
Cost per sqft for construction of a budget house is in the range of Rs 1000/- now a days. The cost is higher for renovation because
No, The complete ownership will be taken up by Bangalore Team. It will be like Collect, Own up, Build and Handover Model.
Right from Estimate, Fund Collection, Execution, Completion and Handover, it will be fully owned by Bangalore Team only.
Approval has been given by the Executive Committee and Mandapam Committee for the same and signed off on July 1st 2017.
We have taken a written commitment signed by the Sabai Executive Committee
and Mandapam management Committee that Bangalore Team will Own the work, complete
and transfer it back for Maintenance along with the Final Plan.
Suggestions or inputs were taken from the Committees, after submitting the finalized plan between June 23rd and July 1st. However, after approval and sign off by the Committees,
on 1st July, no change of plan, method of execution or any other modification will be accepted.
Further a letter given by Bangalore 500 Group indicating all the above Terms and Conditions have been approved and signed off by the Committee and handed over to Bangalore 500 group on 1st July
No, It is purely voluntary. However, the overall contributions received from all should at least equal the Estimated amount to get the work started.
Contributions started on 12th Septemebr. Please complete your transfer before 5th October latest
Best mode will be NEFT/IMPS for making contributions. Amounts will not be collected in cash or in Individual Accounts. Similarly all payments to Engineers will happen only by Cheque and not Cash
FAQ - Bathroom Renovation
- Why Health Faucets are not provided in the Toilets?
Reason - Any health faucet - even Jaquar Brand is prone to frequent breakage and leakage as observed by almost all. Hence it was consciously decided in the Meetings held at Bangalore that health faucets will not be provided. - Why hot water line is provided only in 2 bathrooms instead of all 3 bathrooms?
- Are the provided Exhaust Fans sufficent?
- Why Sceptic Tanks are located within toilet area as this can lead to bad smell?
- In Gents Toilet Sceptic tank comes close to bore well, which is a reason for bad smell. Why it was not relocated?
- To renovate and modernize the existing Restrooms in our Parvathi Kalyana Mandapam, Avinasi.
- Build Servant Toilets Separately
- Construct new Sceptic Tank in Ladies Toilet as there is no land available nearby outside
A. if we give connection for more bathrooms Geyser capacity has to increase and this wil lead to longer wait time for heating. The current Geyser capacity is optimal so that the next person can go for bath without waiting much.
B. In addition, usage pattern shows that hot water in 2 bath rooms are sufficient
- toilets/bath rooms had full height walls leading to poor air circulation
- absence of industrial grade heavy duty exhaust fans.
Currently both these issues are addressed. Rest Rooms were used in few functions after renovation already and there is absolutely no foul smell.
In addition there is no land outside to locate the Sceptic Tank too
Before renovation, foul smell was more in ladies toilet compared to gents toilet where there was no sceptic tank at all which validates this point.
Expert opinions from engineers on location of Sceptic Tanks is
- bore well is at or below 800 ft and this sceptic tank ends at 15 ft max and is located away.
- plumbing lines are at maximum separation from bore well lines.
- it is very common to find sceptic tank (at North West) of one house coming close to borewell (North East) of adjacent house of independent houses in layouts as they are located as per vaasthu and this is not a problem.
